Bayfield's Choice for Custom Residential Construction

Building a custom home in Bayfield isn't the same as building in a suburban subdivision. Most lots here are rural acreage — five, ten, thirty-five acres — and that changes everything about how a home gets planned and built.

Rural & Acreage Build Specialists

Bayfield properties come with terrain that flat-land builders aren't equipped to handle — sloped meadows, forested parcels along the Pine River, and mesa land with expansive views of the La Plata Mountains. We specialize in these rural and acreage builds, engineering foundations for the specific soil and grade of your lot rather than relying on cookie-cutter plans. As experienced residential general contractors in Bayfield, we've built on every type of terrain this area offers.

Build on Your Lot Services

Our Build on Your Lot program handles the complexities that come with rural Bayfield properties — well drilling, septic system design and installation, power and utility coordination, driveway and access road construction, and site grading. Before we break ground, we walk your lot with you, identify the ideal home placement for views and solar exposure, and develop a site plan that accounts for every utility connection and setback requirement.

Energy-Efficient Mountain Homes

Bayfield sits at nearly 7,000 feet, and winter temperatures regularly drop below zero. Every home we build is designed for the Southwest Colorado climate — high-R-value insulation, airtight construction, properly sized HVAC systems, and strategic window placement for passive solar gain. Our new home builders in Bayfield deliver homes that stay warm in January without running up energy bills that rival a mortgage payment.

Our Process

The Bayfield Building Process: From Site Plan to Finished Home

Building a custom home in Bayfield follows a clear, proven process — from the first time we set foot on your property to the day you move in.

Free Site Walk & Feasibility Study

Every Bayfield project starts with boots on the ground. We walk your property, evaluate the topography, check soil conditions, assess utility access points, and identify the best home placement for views, privacy, and solar orientation. If you haven't purchased yet, this feasibility study helps you make a smarter buying decision — we've talked clients out of problematic lots and steered them toward better ones more times than we can count.

Navigating Bayfield Building Regulations

La Plata County zoning and Bayfield town ordinances have specific requirements that affect everything from setbacks and building height to septic placement and wildfire mitigation. We handle the full permitting process and know exactly what inspectors expect in the submittal package. Our familiarity with Bayfield CO building regulations means your permit moves through the system without the back-and-forth rejections that delay projects by months.

Modern Mountain & Farmhouse Design

The two architectural styles dominating rural Bayfield right now are Modern Mountain — clean lines, expansive glass, natural materials — and Modern Farmhouse with metal roofing, board-and-batten siding, and covered porches built for the views. We design each home to fit the specific character of your Bayfield lot, whether that's a timber-framed lodge on a forested parcel or a contemporary ranch home on open mesa land with panoramic mountain views.

Construction & Project Management

Once permits are approved, our crew handles every phase of construction — foundation, framing, mechanical systems, finishes — with weekly progress updates and an open job site policy. As one of the leading Bayfield home construction companies, we coordinate all trades and inspections so you deal with a single point of contact from start to finish. Most Bayfield custom homes take 10 to 14 months from groundbreaking to move-in, depending on size and complexity.

Why Bayfield Homeowners Trust Positive Design Build

Building in rural La Plata County takes a builder who understands the land, the regulations, and the realities of construction outside city limits.

Rural Building Experience

Most of our builds are on rural acreage in La Plata and Archuleta counties. We know how to work with well systems, septic designs, long driveway access, and the unique challenges of building outside municipal services — experience that in-town builders simply don't have.

La Plata County Permitting

We navigate the La Plata County permitting process weekly and maintain direct relationships with the building department. When questions come up during review, we resolve them quickly because we speak the same language as the inspectors.

Transparent Budget Process

Rural builds have hidden costs — site development, utility runs, road improvements — that catch first-time land owners off guard. We itemize everything upfront during the feasibility phase so you know the full picture before signing a contract.

Climate-Smart Construction

Building at altitude in Southwest Colorado demands respect for the climate. We engineer every home for heavy snow loads, freeze-thaw cycles, and intense UV exposure — factors that determine how well your home performs and holds up over decades.

Reliable Local Trades

Good tradespeople in rural Colorado are hard to find and harder to schedule. Over years of building in the Bayfield and Durango area, we've assembled a network of trusted electricians, plumbers, and specialty craftsmen who deliver quality work on schedule.

"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. FAQ

Custom Home Building FAQs for Bayfield, CO

Answers to the most common questions about building a custom home in Bayfield and La Plata County.

How much does it cost to build a house in Bayfield, CO?

Custom home builds in the Bayfield area typically run between $350 and $550 per square foot, depending on the level of finish, site complexity, and structural requirements. What catches many buyers off guard is site development — if your Bayfield lot needs a well, septic system, and driveway, plan for an additional $30,000 to $60,000 on top of the construction cost. We provide a detailed cost breakdown during your free site walk so there are no surprises once the project begins.

What are the building regulations in Bayfield, CO?

If your lot is within Bayfield town limits, you'll need to meet both town ordinances and La Plata County building codes. Properties outside town limits fall under county jurisdiction only. Either way, expect requirements for snow load engineering — our area sees significant winter accumulation — plus wildfire mitigation planning, which affects setbacks, roofing materials, and defensible space. We handle the full permitting process and know exactly what La Plata County inspectors look for.

Do you offer a free lot walk for potential build sites?

Yes, we offer a free lot walk and site feasibility assessment for any property in the Bayfield area. We'll evaluate the terrain, access roads, soil conditions, utility availability, and orientation to help you understand what building on that specific lot will involve. This is especially valuable if you're still deciding whether to purchase the land — we've saved plenty of buyers from costly surprises by identifying drainage issues, difficult utility runs, or zoning restrictions before they close on a property.

Can you build a barndominium in Bayfield?

Absolutely — barndominiums have become increasingly popular on rural Bayfield properties because of their versatility and value. We build both steel-frame and wood-frame barndominiums customized for full-time residential use, with open floor plans, high ceilings, and the same energy-efficient insulation packages we put in our traditional custom homes. La Plata County permits residential barndominiums on appropriately zoned land, and we handle the entire approval process.

How long does it take to get a building permit in Bayfield?

Expect 8 to 12 weeks for La Plata County permit approval, depending on the complexity of your plans and current county workload. We manage the entire submittal process — architectural plans, engineering documents, septic permits, well permits, and any additional environmental reviews. Having a builder who knows exactly what the county requires in the submittal package prevents the back-and-forth rejections that can add months to the timeline.

What is 'Build on Your Lot' (BOYL)?

Build on Your Lot means we construct a custom home on land you already own — or land you're purchasing — rather than selling you a home in a developer's subdivision. Our BOYL service covers everything from initial site preparation and utility coordination to foundation, framing, and finish work. It's the most popular option for Bayfield homeowners who want a custom home on acreage, and we handle all the details that make rural building different from in-town construction.

Are your homes energy efficient?

Energy efficiency is a priority on every home we build, and it matters more in Bayfield than most places. Our standard builds include airtight building envelopes, high-R-value spray foam insulation, energy-efficient windows rated for our climate zone, and mechanical systems sized for altitude performance. Bayfield winters are long and cold — our homeowners consistently report heating costs well below what they expected because we build the envelope right from the start.

Do you provide financing for custom builds?

We don't lend directly, but we work closely with local lenders in the Durango and Bayfield area who specialize in construction-to-permanent loans. These loans cover the build phase and then convert to a standard mortgage at completion. We provide all the documentation your bank needs — detailed construction budgets, draw schedules, appraisal support, and progress reports — to keep the financing process moving smoothly alongside your build.
