Archuleta County Mountain Home Construction and Timber Frame Expertise

Archuleta County stretches from the high passes near Wolf Creek to the mesas above Navajo Reservoir. Building here demands more than general contracting knowledge — it requires specialized mountain construction expertise and an understanding of timber frame building methods that have defined this region's architecture for generations.

Heavy Snow Load Engineering

Archuleta County's higher elevations see ground snow loads exceeding 100 pounds per square foot — especially in zones between Pagosa Springs and Wolf Creek Pass. Every structure we build is engineered with appropriate safety margins for its specific elevation and exposure. We design roof systems that shed snow safely and structural connections that handle the cumulative weight of a full Archuleta County winter without compromise.

Traditional & Modern Timber Frame

Our timber frame builders in Archuleta County work with both traditional mortise-and-tenon joinery and modern steel-plate connections depending on the design intent. Traditional joinery delivers handcrafted authenticity — visible pegs, hand-cut joints, Douglas fir or white oak timbers that become the defining feature of your home. Modern hybrid methods combine that aesthetic with faster erection schedules and tighter tolerances.

Post and Beam Open Floor Plans

Post and beam construction eliminates the need for load-bearing interior walls, creating expansive great rooms and open-concept living spaces that frame the mountain views Archuleta County homeowners build here for. We design these structures to carry the full snow and wind loads through the timber frame itself, giving you architectural freedom without sacrificing structural performance.

Integrated Design-Build for Rugged Terrain

Many Archuleta County building sites present steep grades, rocky soil, limited access, and long utility runs. Our design-build approach integrates site challenges into the architectural design from the first meeting — not after plans are already drawn. Foundation systems, access roads, and material staging are part of the design conversation, not afterthoughts that blow up the budget.

Whether you're drawn to the San Juan River corridor near Pagosa Springs, the quieter parcels south toward Arboles, or an off-grid lot in the Chromo valley, Positive Design Build has the Archuleta County mountain home construction experience to turn your vision into a home that's engineered for this landscape and built to last generations.

Renovations & New Construction

Design-Build Excellence for Major Renovations and New Builds

Archuleta County has a mix of newer custom homes and decades-old cabins that need serious renovation work. Whether you're building from the ground up or transforming an existing mountain property, our design-build firm delivers the full scope — from architectural plans to final punch list.

Major renovations on Archuleta County properties often uncover surprises — outdated wiring, undersized framing that doesn't meet current snow load codes, failing insulation, and foundation issues caused by decades of freeze-thaw cycles. Our team handles full-scale gut remodels and structural additions, bringing older mountain homes up to current building standards while modernizing layouts and systems for comfortable year-round living.

Seamless coordination between design and construction is where our Archuleta County clients see the biggest advantage. When the architect and the builder are on the same team, design changes don't trigger weeks of rebidding and finger-pointing. We navigate Archuleta County's specific permitting requirements and inspection schedules in-house, keeping your renovation or new build moving through the approval process without delays.

Fire risk is a reality for every Archuleta County property owner. We incorporate fire-resistant building materials — fiber cement siding, Class A roofing, tempered glass, and non-combustible decking — into every project. For properties in the wildland-urban interface, we also coordinate wildfire mitigation landscaping and defensible space planning as part of the design-build scope. Building smart for fire is as important as building strong for snow in this county.

Full-Scale Gut Remodels

Complete tear-down-to-studs renovations on older Archuleta County cabins and homes, with structural upgrades, new mechanicals, and modern finishes.

Structural Additions

Room additions, garage builds, and second-story expansions engineered to tie seamlessly into existing Archuleta County mountain properties.

Permitting & Inspections

Local expertise navigating Archuleta County's building department — from initial permit applications through final certificate of occupancy.

Fire-Resistant Construction

Fire-rated materials, defensible space planning, and wildfire mitigation strategies built into every Archuleta County project from the design phase.

"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Common Questions

Building in Archuleta County: Frequently Asked Questions

Answers to the questions we hear most from homeowners planning custom builds, timber frame homes, and major renovations in Archuleta County.

FAQ

Frequently Asked Questions

What is the Archuleta County building permit process for custom homes?

The Archuleta County building department requires a complete permit application including engineered structural plans, a site plan showing setbacks and easements, drainage and grading plans, and proof of a compliant septic or sewer connection. Permit fees vary based on project valuation — typically a few thousand dollars for a custom home. From submission to approval, the review process generally takes four to six weeks, though complex projects or peak-season submissions can extend that timeline. Positive Design Build manages the entire permitting process for our Archuleta County clients, from preparing documentation to coordinating directly with county reviewers.

How much does a room addition cost in Archuleta County?

Room additions in Archuleta County typically range from $250 to $400+ per square foot depending on complexity. The biggest cost drivers are foundation work — tying new footings into an existing structure on mountain terrain — and matching the roofline and exterior finishes seamlessly. Structural tie-ins to existing framing add engineering and labor costs that a standalone build wouldn't require. That said, room additions on mountain properties in Archuleta County consistently deliver strong ROI, especially when adding living space, a primary suite, or a garage to an older cabin or home.

What snow load requirements apply to mountain homes in Archuleta County?

Archuleta County snow load requirements vary by elevation and specific location, with ground snow loads ranging from 60 to over 100 pounds per square foot in higher zones near Wolf Creek Pass. Every roof system we engineer accounts for these loads plus appropriate safety factors. Roof pitch matters significantly — steeper pitches shed snow naturally, while lower pitches must carry the full accumulated weight. We pair structural engineering with standing-seam metal roofing and proper ventilation systems to prevent ice dams, which are a leading cause of water damage in Archuleta County mountain homes.

Why use a timber frame builder for my Archuleta County home?

Timber frame construction delivers the authentic mountain aesthetic that draws people to Archuleta County — exposed beams, cathedral ceilings, and a warmth that stick-frame homes simply can't replicate. Beyond appearance, timber frames are exceptionally durable. The heavy post-and-beam structure uses large-dimension timbers joined with traditional mortise-and-tenon or modern steel connections that resist racking forces from wind and snow better than conventional framing. The open floor plans that timber framing enables are another major advantage — without load-bearing interior walls, you get expansive great rooms and flexible living spaces that showcase the mountain views Archuleta County is known for.

What makes a design-build firm different from a general contractor?

A general contractor builds what an architect has already designed — often discovering budget problems or constructibility issues after plans are drawn. A design-build firm like Positive Design Build brings the architect and builder together under one contract from the start. Your design decisions are informed by real construction costs from day one, so you never face the shock of bidding out plans that exceed your budget. You get a single point of contact, faster project timelines because design and preconstruction overlap, and a collaborative team that's aligned on delivering your vision rather than pointing fingers when problems arise.

Do you handle major renovations for older cabins in Pagosa Springs?

Yes — major renovations on older Pagosa Springs cabins are a significant part of our work across Archuleta County. Many of these properties were built decades ago with outdated insulation, undersized electrical systems, and structural framing that doesn't meet current snow load standards. We handle full structural retrofitting to bring these cabins up to code, along with energy efficiency upgrades like spray-foam insulation, new windows, and high-efficiency heating systems. We also modernize rustic interiors while preserving the mountain character that makes these properties special — opening up floor plans, updating kitchens and baths, and adding contemporary finishes that complement the original log or timber construction.

How do you manage construction during the Archuleta County winter?

Winter construction in Archuleta County is a reality we plan for, not a surprise we react to. Our strategy centers on getting projects dried-in before the heaviest snowfall — meaning the foundation, framing, roofing, and weather barrier are complete so interior work continues regardless of conditions outside. For foundation work that must happen in cold weather, we use ground thawing blankets and concrete mix designs rated for low-temperature curing. We also adjust project schedules to front-load site work and exterior trades during the longer building season from May through October, then shift to interior finishing through winter months when weather restricts outdoor work.

Are you licensed residential contractors for all of Archuleta County?

Yes, Positive Design Build is fully licensed to perform residential construction throughout Archuleta County, including Pagosa Springs, Arboles, Chromo, and all unincorporated areas. We carry comprehensive general liability insurance and workers' compensation coverage on every project. We've been building custom homes and performing major renovations across the county for over eight years and are happy to provide local references from completed projects in specific Archuleta County neighborhoods. You can verify our licensing and insurance status directly — just ask during your initial consultation.
