Exquisite High-End Home Construction in Durango

Durango attracts homeowners who want more than a house — they want a residence that belongs to this landscape. As luxury home builders in Durango, we specialize in the "Mountain Modern" aesthetic that has come to define the region's finest properties: clean architectural lines softened by reclaimed timber, native stone facades that echo the La Plata Mountains, and oversized glass systems that dissolve the boundary between interior living and the Animas Valley views beyond.

Our high-end home construction process is built around white-glove project management for clients who expect precision and transparency. Many of our Durango luxury homeowners are building second residences from out of state — they need a builder who communicates proactively, provides detailed progress documentation, and manages every trade and material delivery without requiring them on-site. We assign a dedicated project manager to every luxury build, with weekly video updates and a real-time project portal.

Premium materials define our work. We source reclaimed barn timber from Colorado's Western Slope, hand-select native sandstone and moss rock from La Plata County quarries, and install floor-to-ceiling glass systems from manufacturers who engineer for high-altitude UV exposure and thermal performance. Every material is chosen for how it ages in Durango's climate — because a luxury home should look better at twenty years than it did on move-in day.

Mountain Modern Design

Sophisticated interiors paired with rugged Durango character — reclaimed timber beams, native stone, steel accents, and expansive glass that frames the San Juan Mountains from every living space.

White-Glove Project Management

Dedicated project managers, weekly video updates, and a client portal with real-time progress tracking — built for out-of-state owners and high-net-worth clients who expect seamless execution.

Premium Material Sourcing

Reclaimed Western Slope timber, hand-selected La Plata County stone, and high-altitude-rated glass systems. Every material chosen for beauty, durability, and how it weathers over decades in Durango.

Advanced Thermal Performance

Continuous exterior insulation, thermal break framing, and triple-pane glazing systems engineered for La Plata County's 7,000-foot elevation where daily temperature swings of 50°F are routine.

Smart Home Integration

Whole-home automation for lighting scenes, motorized shading, climate zoning, security systems, and audio — wired during rough-in for clean walls and reliable performance, not retrofit patchwork.

Health-Centric Building

ERV ventilation systems with MERV-16 filtration, zero-VOC finishes, formaldehyde-free cabinetry, and radon mitigation built into the foundation — critical for Durango's elevated radon zone.

Sustainable Luxury

Solar-ready roof designs, greywater pre-plumbing, and high-efficiency mechanical systems that reduce operational costs without compromising the luxury living experience.

Building Science

The Standards of a Modern Durango Home Builder

A luxury home at 7,000 feet demands more than beautiful finishes. The modern home builders Durango clients choose must deliver building science that performs through extreme temperature swings, intense UV exposure, heavy snow loads, and wildfire smoke seasons. We engineer every high-end home construction project to exceed code requirements in the areas that matter most for long-term comfort and durability.

Our thermal bridging solutions address the single biggest comfort failure in mountain construction — heat loss through structural framing. We use continuous exterior insulation, thermally broken connections, and high-performance window systems that maintain consistent interior temperatures when it's -10°F outside. The result is a home that feels uniformly comfortable in every room, not just the ones near the fireplace.

Health-centric building has become a priority for our Durango luxury clients, especially after wildfire smoke seasons demonstrated how critical indoor air quality can be. We install energy recovery ventilation systems with hospital-grade filtration, specify zero-VOC finishes and formaldehyde-free materials throughout, and build active radon mitigation into every foundation — La Plata County sits in Colorado's elevated radon zone. Learn more about our approach to design-build in Durango and how we integrate these systems from day one.

"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Common Questions

Luxury Home Building FAQ — Durango

Answers to the questions we hear most from homeowners planning high-end custom builds in Durango and La Plata County.

FAQ

Frequently Asked Questions

What is the luxury home construction cost per square foot in Durango?

Luxury home construction in Durango typically ranges from $450 to $800+ per square foot, depending on the level of finish, site complexity, and the mechanical systems you select. A mountain-modern estate on a flat lot near downtown Durango with standard high-end finishes will fall toward the lower end. A custom residence on a steep lot above Hermosa or in the Animas Valley with floor-to-ceiling glass, radiant heating throughout, and a high-performance building envelope pushes toward $700–$800+. Key cost drivers include topography and foundation requirements, custom glazing systems, imported stone or reclaimed timber, and the complexity of your HVAC and smart home systems. We provide detailed cost breakdowns during our initial consultation so there are no surprises.

What are the most popular custom home features in Durango right now?

Durango homeowners are prioritizing indoor-outdoor living more than ever — heated patios with retractable glass walls, outdoor kitchens, and covered decks designed for year-round use. State-of-the-art mudrooms with boot dryers, gear storage, and direct garage access are standard in our builds for ski and mountain bike families. Net-zero energy readiness with solar integration and battery backup is increasingly requested, especially for clients building second homes who want minimal operating costs while they're away. We're also seeing strong demand for home wellness features — dedicated spa bathrooms, steam showers, and whole-house air filtration systems that address Durango's wildfire smoke concerns.

Do you offer architectural design for luxury estates?

Yes. Our design-build model integrates architecture and construction under one roof, giving you a single point of contact from initial concept sketches through final walkthrough. This approach eliminates the communication gaps that commonly plague luxury projects when architecture and construction are handled by separate firms. Our in-house design team works alongside our construction managers from day one, so every design decision is grounded in real buildability and accurate cost data. For clients relocating to Durango or building a second home from out of state, this streamlined model is especially valuable — one team, one contract, one vision.

How do you handle building on steep mountain slopes in Durango?

Steep-lot construction in La Plata County starts with thorough geotechnical analysis. We work with local engineers to assess soil stability, bedrock depth, and drainage patterns before designing the foundation system. Depending on the grade, we use engineered pier systems, stepped footings, or full walkout basements that turn the slope into an advantage with additional living space and daylight exposure. Retaining walls and comprehensive drainage management are integrated into the site plan from the beginning — not added as afterthoughts. We've built on some of the most challenging lots around Durango, from the ridgelines above Edgemont Ranch to steep parcels along County Road 250.

Why choose a design-build firm for a luxury project?

A design-build firm eliminates the gap between architectural ambition and construction reality. When the architect and builder are separate entities, designs often outpace budgets, change orders stack up, and timelines slip. With our integrated model, your design evolves alongside real-time cost feedback — so you know exactly what every decision costs before it's committed. This is especially critical for out-of-state owners building luxury homes in Durango. Instead of managing two contracts and mediating between two teams, you have a single relationship and one accountable party. The result is a smoother process, tighter budget control, and a finished home that matches the original vision.

What is a high-performance residence?

A high-performance residence is built to exceed standard building code for energy efficiency, durability, and indoor comfort. This means an airtight building envelope with superior insulation values, triple-pane windows, advanced HVAC systems with heat recovery ventilation, and meticulous air sealing at every penetration point. In Durango's high-altitude climate, where temperatures can swing 50 degrees in a single day, a high-performance envelope keeps interior conditions stable without relying on oversized mechanical systems. The result is lower energy bills, quieter interiors, and a home that holds its value as energy codes tighten over time.

How long does a luxury build take in Durango?

A luxury custom home in Durango generally takes 14 to 24 months from design kickoff to move-in, depending on the scale and complexity of the project. The design and permitting phase typically accounts for 3 to 5 months. Construction runs 10 to 18 months depending on home size, site difficulty, and the custom elements involved. Factors that extend timelines include steep-lot foundation work, specialty material lead times for imported stone or custom millwork, and La Plata County's seasonal weather constraints. We build detailed project schedules with milestone dates so you can plan your move with confidence.

Are your homes energy efficient?

Energy efficiency is central to how we build. Every luxury home we construct in Durango incorporates high-performance building principles — continuous insulation, airtight construction, high-efficiency mechanical systems, and passive solar design strategies appropriate for the lot orientation. Many of our clients opt for solar-ready or fully solar-integrated homes with battery storage. At elevation in La Plata County, where heating demands are significant, a well-built envelope dramatically reduces operating costs. We track blower door test results on every project to verify that our construction meets the airtightness targets we design to — not just code minimums.
