Luxury Home Builders in Pagosa Springs & Durango
Bespoke mountain estates crafted with premium materials, high-performance building science, and white-glove project management. Design-build luxury from lot to lockbox.
Exquisite Luxury Home Construction & High-End Design
Building a luxury home in Southwest Colorado demands more than good taste — it requires builders who understand high-altitude construction, premium material sourcing, and the kind of project management that multi-million dollar estates deserve. At Positive Design Build, we've spent years perfecting the craft of luxury home construction across Pagosa Springs, Durango, and the surrounding mountain communities.
White-Glove Project Management
Every luxury estate we build gets a dedicated project manager — not someone juggling ten subdivisions. From the first site walk to the final punch list, your PM coordinates subcontractors, manages material deliveries from across the country, and keeps your build on schedule. For our out-of-state clients building second homes near Durango or Pagosa Springs, we provide weekly video updates, drone photography, and detailed progress reports so you're never in the dark.
Premium Materials & Mountain Craftsmanship
Our luxury homes feature hand-selected reclaimed timbers from historic Colorado structures, native San Juan stone sourced from local quarries, and custom steel fabrication from regional artisans. We work with suppliers across the West to source materials that aren't available through standard channels — live-edge slabs, hand-forged hardware, and specialty glass systems designed for extreme mountain conditions.
Mountain Modern Aesthetics
Our signature style blends clean contemporary lines with the warmth of natural materials — what we call "Mountain Modern." This aesthetic pairs beautifully with the San Juan landscape, using floor-to-ceiling glass to bring the mountains inside while stone and timber anchor the home to its setting. Every luxury home we design responds to its specific lot, orientation, and views rather than following a template.
Smart Home & Automation Integration
Today's luxury homes are intelligent homes. We integrate whole-house automation — lighting, climate, security, audio/video, and motorized shading — from the design phase, not as an afterthought. Our systems are built for reliability at elevation, with redundant networking and local processing that works even when mountain internet goes down. Snow-melt systems, automated irrigation, and landscape lighting are all part of the integrated package.

The Design-Build Advantage for Luxury Estates
The traditional architect-then-bid process adds months of delays, budget surprises, and finger-pointing between designers and builders. Our design-build model eliminates all of that. As your single point of accountability, we manage architecture, engineering, permitting, and construction under one contract — giving you cost certainty and a faster path to move-in.
Single-Source Accountability
For clients building second homes in Colorado from out of state — whether you're in Texas, California, or the East Coast — having one team responsible for everything is invaluable. You don't need to coordinate between an architect in Durango, an engineer in Denver, and a builder in Pagosa Springs. We handle it all, and we answer one phone call when you have questions. That's the design-build difference for custom mountain home construction.
Transparent Cost-Plus Pricing
At the luxury level, cost-plus pricing is the industry standard — and for good reason. You see every invoice, every material cost, and our management fee (typically 15–25% depending on project scope and complexity). There are no hidden markups buried in allowances. We provide detailed monthly accounting with full documentation, so you always know exactly where your investment is going. It's the level of financial transparency that high-end residential construction demands.
Architectural Design Collaboration
We collaborate with elite architectural designers who specialize in mountain luxury — professionals who understand snow loads at 8,000 feet, passive solar orientation in the San Juans, and how to design a home that looks stunning from every approach. As your luxury home designer and builder, we ensure every design decision is buildable, on budget, and constructible in our climate. No "value engineering" surprises after you've fallen in love with the plans.
High-Performance Building Envelopes
At 7,000+ feet in the San Juan Mountains, building science isn't optional — it's the difference between a comfortable home and a drafty, expensive one. Our site planning and feasibility process starts with thermal modeling, moisture analysis, and energy calculations. We build tight, well-insulated envelopes with proper vapor management, then ventilate mechanically. The result is a luxury home that's comfortable year-round with dramatically lower operating costs.

What Our Customers Say
"Louis Garday, Sr Pagosa Springs, CO 81147 Re: Positive Design - Mark Positiviata December 23, 2025 What I immediately learned when we first started renovating my 4,000 sf log home was that above and beyond everything else, MARK IS A CRAFTSMAN AND PROFESSIONAL in the truest meaning of those words. His work for the planned 10 months was all completed in several diverse areas, on time, on budget, adding a professional flair whenever possible, such that I can easily claim that his skill and craftsman like work on every aspect of the engagement, including concrete and tile work, fine detailed carpentry, building a new 30’ by 20’ TREX deck, electrical work, safety grab bars and plumbing, repairs of metal roof, painting and drywall, landscaping, and a complete home Code evaluation and corrective action. His professional work easily yielded an increase of my home's value at double what I spent on the project. That ROI clearly will show up if/when I sell the house in 2026 or beyond. In a highly confident and in an unqualified manner I strongly recommend Positive Design and Mark to anyone needing all manner of home construction from a true professional and frankly a nice guy. Louis J Garday Sr. More Background information: Sometimes you get lucky. I was introduced to Mark at a dinner in late 2024 and the conversation turned to the details of the multi-faceted work I needed need to renovate and upgrade my 4,000 sf home on ten acres preparatory to selling it in the Spring of 2026 (my best estimate at the time for the optimum timing to sell based on the political/economic chaos brought on by Fed, the then current administration and pending tax law changes during the four years ending in January 2025). I have a lifetime and some 50 years' experience in the construction and real property development businesses, know the trades and have built or developed multiple commercial properties and was impressed with his knowledge during our dinner. The following Monday I received a call from Mark asking if he could walk my property with me and organize my thoughts on what I characterized as extensive work. What followed was a long and detailed survey he compiled of what was needed to remodel and reposition a 30-year-old valuable and custom log home and natural 10-acre landscape of some 200 Ponderosa Pine Trees, surrounded by the San Juan National Forest. Mark made extensive notes and revisited me a few days later, with a detailed proposal, cost estimates, a few new ideas to maximize what I had in place, a time and materials schedule, work timing and scheduling (what us old time real estate guys call a PERT Chart). This being a new relationship and having just met Mark, I agreed to bite off the first phase immediately and Mark began the (bring it up to Code phase) the following Monday in December 2024. Work began immediately and he moved his equipment into my carport and began working. I need not have worried about Mark and the process. He did a great job from Day through the completion. "Mark remolded our home when we bought it to perfection!!! He built a corner fireplace; a new kitchen with built in cabinet with glass doors and lights for displays. We have the most amazing master bath as he built a round shower stall, walkin with 5 shower heads, a seat and all done in glass bricks. The window is all glass bricks to let the light in with an open small window at the top to let steam out and fresh air in if wanted. A beautiful tile inlaid floor rhat is heated as wanted that he designed. Many people have come to look at it and he built several more!! He comes to fix anything or make something better when ever he is needed. He builds remarkable original things which he designs to fit the space and to last for ever! He is an artist and a very talented guy!!! I would not have anyone else do the kind of work Mark does!! Leslie Hawkinson"

"4.5 stars - Mark Posiviata at Positive Design Build LLC did a beautiful job designing and building my laundry/mudroom. The cabinets, bench, and countertop are absolutely stunning, and the craftsmanship is truly top-notch. The quality of work and attention to detail really show — the space is both functional and gorgeous. Design-wise, Mark was excellent to work with. He listened carefully, offered great ideas/suggestions, and delivered a final result that exceeded my expectations. I’m thrilled with how the room turned out and receive compliments on it all the time. The only area for slight improvement would be communication and coordination with contractors during the process, which could have been smoother at times. That said, the end result was well worth it. I would absolutely recommend Mark and Positive Design Build LLC for anyone looking for high-quality custom work and thoughtful design."

Luxury Home Construction FAQ
Answers to the questions we hear most from clients planning high-end residential construction in Southwest Colorado.
Frequently Asked Questions
What are the average luxury home construction costs in Southwest Colorado?
Luxury home construction in the Pagosa Springs and Durango area typically ranges from $1.5 million to $10 million or more. The final cost depends on several factors including site difficulty — mountain lots with steep grades or remote access can add significant site-work costs — as well as your material selections and level of custom finishes. We use a cost-plus pricing model so you see every line item, every subcontractor invoice, and our management fee (typically 15–25%). That transparency is especially important at this price point, and it's something our clients from Denver, Dallas, and the coasts consistently appreciate.
What custom luxury home features are most popular in Durango?
Our Durango-area clients consistently request outdoor living features — fully equipped outdoor kitchens, heated patios, and fire pit terraces that extend the entertaining season well into fall. Floor-to-ceiling glass walls that frame the San Juan Mountain views are practically standard in high-end builds here. We're also installing more smart home automation systems — integrated lighting, climate, security, and AV — along with specialized snow-melt systems for driveways and walkways that make Colorado winters far more livable.
How long does it take to build a luxury custom home?
Most luxury custom homes in Southwest Colorado take 12 to 24 months from groundbreaking to move-in, depending on square footage, architectural complexity, and site conditions. Before construction begins, the design phase typically runs 3 to 6 months as we work with your architect to finalize plans and engineering. Winter weather at elevation — Pagosa Springs sits at 7,100 feet — can affect certain phases like foundation pours and exterior work, so we plan the construction calendar around seasonal realities from day one.
Do you offer interior design integration for luxury builds?
Absolutely. We manage the entire finishing phase in-house, including custom cabinetry, architectural lighting, tile work, and hardware selections. We also partner with several high-end interior designers in the Durango and Pagosa Springs area who specialize in mountain luxury aesthetics. The selection process is integrated directly into our design-build timeline, so finishes, fixtures, and furnishing plans are coordinated alongside structural and mechanical decisions — no last-minute scrambling or costly change orders.
What is the difference between a custom builder and a luxury builder?
A luxury builder operates at a different tier of materials, craftsmanship, and project management. Where a custom builder works from your plans, a luxury builder brings expertise in premium materials — hand-selected reclaimed timbers, quarried stone, custom steel fabrication — and handles the complex architectural features that come with high-end design. We also limit our project volume to three or four homes at a time, which means your project manager isn't splitting attention across a dozen job sites. That dedicated focus is what separates a luxury build from a custom one.
Can you build a luxury home on a sloped mountain lot?
Yes — sloped and challenging mountain lots are our specialty. We've built walkout basements, cantilevered decks, and multi-level foundations across some of the steepest terrain in La Plata and Archuleta counties. Our team handles geotechnical engineering and soil stability analysis to ensure the structure is built on solid ground. The goal is always to maximize your views and outdoor living space while maintaining complete structural integrity. Some of our most striking homes sit on lots that other builders turned down.
What warranty do you provide for luxury homes?
Every luxury home we build comes with a comprehensive structural warranty that covers the foundation, framing, and building envelope. All premium appliances, HVAC systems, and mechanical components carry their manufacturer warranties, which we help you register and organize at move-in. We also conduct a detailed one-year post-occupancy walk-through to address any settling, seasonal adjustments, or finish touch-ups — because at this level, every detail matters long after the keys are handed over.
Are your luxury homes energy efficient?
High-performance building envelopes are standard on every home we build — not an upgrade. At 7,000+ feet of elevation with temperature swings of 60 degrees in a single day, energy efficiency isn't optional, it's essential. We offer geothermal heating, solar panel integration, and advanced insulation systems that dramatically reduce operating costs. Our clients get sustainable luxury without compromising on aesthetics or comfort — triple-pane windows, radiant floor heating, and ERV ventilation systems are all part of the conversation from the design phase forward.
